Franklin Templeton Investments (FTI) is dedicated to delivering exceptional asset management for institutional, retail and high-net-worth clients.
Strategists, designers and project managers from our London and San Francisco studios worked very closely with the client across both cities. This geographical collaboration ensured their workplace vision was realised seamlessly for their new London office.
Following an in-depth strategy phase, and a competitive tender process, the project was designed and delivered to the highest quality aligning with the technical requirements, capacities of space, adjacencies or work groups and design style to suit the business.
Overlooking the picturesque St Paul’s Cathedral in central London, the resulting workplace aesthetically reflects the vibrant, polished and global nature of Franklin Templeton Investments.
The 37,680 sq ft space caters for large meeting delegations, full catering and dining experience, a collaborative and growing workforce.
Some key challenges solved in the project were the acoustics within the workplace, where it was a critical issue to address noise levels at the same time as ensuring maximum utilisation of space.
The complex industrial catering kitchen requirements involved high volume air control through only limited solutions to extract air to the atmosphere. Also the superstructure design of the building is for floors suspended over a mainline station - requiring a design that permits unconventional floor movement in the technical solutions for walls.
To address this challenge, we built a pilot mock-up area of specific zones to test prior to build and so FTI’s Global Executive could experience and appreciate the solutions prior to the full build-out. The project was delivered successfully in all aspects.
