New purpose-built laboratory for allnex with specialist equipment and ventilated chemical storage

Transforming a raw shell into a laboratory that serves multiple functions, designed and delivered by Unispace

Following the closure of its Sydney manufacturing and testing facility, allnex elected to relocate the Synthesis Laboratory functions to its existing site in Wacol, Queensland. This required the strip-out and refit of Level 2 within a live manufacturing building, with all works delivered while the wider site remained fully operational, adding considerable logistical complexity.

Unispace was appointed to deliver the project following a competitive design and construction tender, due to our ability to combine design innovation with practical delivery expertise.

The project incorporated the demolition of the existing internal finishes and creation of a new, purpose-built laboratory with specialist equipment, laboratory benching and joinery, and ventilated chemical storage.

Highly specialised mechanical design to support the air requirements and maximise the compact footprint

The design reflected the client’s brief - to transform a raw, industrial shell into a purpose-built laboratory which serves multiple functions. Alongside integrating specialised mechanical systems, lighter finishes were introduced to make the space feel less compact and enhance the working atmosphere.

To ensure the design truly supported daily operations, we engaged closely with the client to understand their routines and methods, including visiting their other facilities to observe workflows and gather insights. These learnings were integrated into the fitout, resulting in a compliant, functional, and tailored workspace.

A key challenge was accommodating five fume cupboards within a tight footprint. This drove a highly specialised mechanical design, incorporating extraction, gas monitoring, and a custom air handling unit to support the significant outside air requirements. With limited ceiling space restricting traditional ductwork, we implemented a D-shaped perforated fabric duct system to achieve effective air distribution without compromising the fume cupboards.

Project delivered on time, within budget and with an excellent functional outcome

As the laboratory location is within a live and hazardous manufacturing environment, HSEQ management was a critical consideration throughout the project. The Unispace team worked closely with allnex to comply with their site-specific permit and safety systems, while also applying our own WHSE management protocols to ensure the works were completed without incident. The combination of existing site conditions, specialist equipment, and the need to retrofit within a three-storey structure created high potential for risk. These challenges were compounded by the requirement to operate within allnex’s manufacturing-focused safety systems, which did not always align with typical construction practices.

In addition, site access was restricted to a temporary external scaffold stair extending three levels above ground, with all heavy plant, equipment, and materials craned onto a landing platform before being moved into the building.  Careful planning, coordination, and sequencing of works ensured these logistical constraints were managed effectively, without impact to the construction programme.

The project was completed on time and within the approved budget, enabling allnex to begin relocating personnel and equipment from New South Wales into their new purpose-built laboratory.
The project was characterised by an open and collaborative working relationship, with close day-to-day coordination ensuring a smooth process and a successful result. Pleasingly, allnex expressed a high level of satisfaction with the project, awarding Unispace an excellent customer satisfaction score.
