The Bluffs is a new, ground-up LEED Gold development positioned to attract Silicon Beach tech firms in the burgeoning Westside area of Los Angeles. While the development’s first tower was leased rapidly and almost entirely, the second remained vacant. The developer approached our team to propose a tailored design solution that would distinguish the property in this highly competitive market.
We know from experience that today’s most successful tech environments balance amenities, collaborative and personal space to engage employees and drive productivity. Our designers drew on that expertise to reinvent the Bluff’s expansive, unadorned main floor lobby and courtyard as an indoor/outdoor space for tech talent to relax and collaborate.
Bridging the gap between work and play, the lobby now facilitates mobility with state-of-the-art technology and an array of flat-screen televisions. The design features European furniture, lighting elements that underscore the expansive space and local art by David Flores that evokes Howard Hughes, Playa Vista’s original tech entrepreneur.
The activated courtyard flows as an extension of the interior to create an additional amenity tailored to progressive tech tenants who constantly change how and where they work. The courtyard is sustainably designed with drought-resistant plantings and xeriscape elements and includes a variety of outdoor meeting spaces. This successful design, which caters to the unique requirements of the tech firms flocking to the area, helps position The Bluffs as a premier workplace for the developer’s target tenants.
